We often get questions about how they can have a new floor with out a new floor installation price. So we usually start with a refinishing project and see if they would be a good fit for floor resurfacing.


Resurfacing is a "lighter" touch on the floors and doesn't require as much intense labor as a full-blown refinishing. Because of this, it's a bit more affordable for clients who already take great care of their hardwood floors. If you think your floors are in good shape, but could use some new life, then resurfacing might be a good option.

The Difference Between Resurfacing & Refinishing Hardwood Floors


Here's the main difference: Resurfacing floors only touches the top-most layer of the floors (usually the sealant). We strip the old sealant off with a light sanding and re-apply a new sealant to make the wood floor look and feel new again. Sometimes we can even stain the floors a darker color during this process assuming you currently have a lighter color on your floors. We cannot go dark-to-light in a resurfacing job though.


With refinishing, you strip the sealant and do a deeper sanding to reach the core of the wood (beneath the stain color usually). This brings us to the natural wood which can be manipulated and stained whatever color you want. So if you currently have dark wood floors and you want to change to lighter wood, you would need a full refinishing project done. After staining, we apply sealant to protect the floors and give it that "new" feeling.

How Do We Resurface Hardwood Floors?

Step 1: Assessment and Evaluation. We will come to your Portland home and provide a free assessment of your existing hardwood floors. This is where we will understand your wants and needs and provide honest feedback if that's possible given the conditions of your floors.


Step 2: Schedule The Project. Once we've established that you can do resurfacing, we will book a day and time to start the project. Most average home sizes in Portland will need 2-3 days to complete a resurfacing project. But we will provide a full schedule for each job so you know the time expected for our team


Step 3: Resurface & Seal The Floors. Sanding often takes the first day. If we can stain, that will often be day 2. And final sealant can be days 3-4 depending on the size of the project. After completion, we'll do a thorough walkthrough with you.
